Despite the election outcome all but clear, the North Curl Curl real estate market has picked up over the last week. There has been four properties sell while two new ones have entered the market. Over the past few weeks my office has had an increase in buyer demand throughout the beaches area. It is starting to look like a great spring market to sell, and anyone considering moving should start to consider placing their home on the market.

Consumer sentiment has increased by 5.4% to 119.2 points,  indicating consumers are now more optimistic than pessimistic.

This week there have been a number of properties enter the market increasing stock on market by 13% breaking the 3 week fall. There has been some sales however indicating there are still buyers for properties priced correctly.

The North Curl Curl median house price of the last 3 months has decreased by 1.6% to $1,150,000. This may be due in part to recent supply slightly outstripping demand causing a buyer’s market. This is traditional in beachside suburbs during winter.

A slower market is traditional in winter especially around beach side suburbs such as North Curly. This cooler market is not limited to North Curl Curl as Sydney auction rates fall to 60%. However unlike many other areas we are seeing very little stock on the market ensuring prices do not substantially fall.

The number of homes for sale in North Curl Curl has fallen for the 3rd week in a row, and is down 24% since the peak of 21 properties on may 15th. This is good news for sellers as the supply is falling in line with demand.

A number of properties have been withdrawn and re-listed for sale by different agents recently while properties of all price brackets continue to sell when priced correctly indicating a stable market.
